Leak Detection

Electronic leak detection for slab, foundation, and hidden pipe leaks.

Signs the water is going somewhere you cannot see

A hidden leak rarely announces itself with a puddle. It shows up as a water bill that climbs month after month with no change in how the house is used, or as a sound: running water when every fixture is off. Inside the house, look for stains with no fixture above them, paint that bubbles on a wall, flooring that has gone soft, or a warm spot on the floor that points to a leaking hot line. Outside, a patch of lawn that stays lush or soggy in a dry week is often water coming up from a failed line.

The bigger signs are structural. Cracks in the foundation and floors that no longer sit level can mean water has been working on the soil under a slab. Musty odors and visible mold say the moisture has been there a while. Upstate clay does not drain quickly, so a leak under a slab can soften the ground around it long before the damage reaches the surface.

Do not tear into floors and walls guessing. Call (864) 436-3006 and we will come out for a free on-the-spot estimate. Same-day emergency appointments are available when an active leak is threatening the property.

Finding the leak with equipment instead of a sledgehammer

We use Goldak electronic leak detection equipment, a trusted name for locating pipe and pinpointing slab leaks. The process starts with elimination. We shut the water off at the main and watch the meter to confirm the leak is real and see how fast it runs, then isolate the hot side from the cold side and the lines inside the house from the line underground. That tells us which stretch of pipe to search before any instrument comes out.

Electronic locating narrows the search to a spot, often a few inches across, so the opening that follows is a small one. Instead of cutting a trench across the yard or a long channel through tile, you get one targeted access point where the pipe is actually failing. For homes in Greenville, Taylors and Simpsonville with finished floors over the slab, that difference is the whole reason to pay for detection first.

Our leak detection is offered at a flat fee, so you know what the search will cost before we start. Nothing beyond that begins until you approve it.

Slab, foundation and wall leak repair once it is found

Locating the leak is half the job; closing it is the other half, and we do both. After detection, our technicians handle the repair where it is needed: slab leaks, sewer lines, supply lines in walls and ceilings, irrigation and underground water lines. A leak in a wall might be a pinhole in a supply line or a failed fitting that can be cut out and replaced through a small opening. A slab leak calls for a different plan, and we explain the options before we touch a floor.

The cost of waiting is real. Water under or beside a foundation erodes the soil that holds the structure up, and a line that weeps for months can turn into cracks, settling and interior damage. Catching the leak early lets you fix one pipe instead of rebuilding a room. Sapphire, a Google reviewer, called Matt out to fix leaks in her wall and said he was fast and efficient.

We back our labor with a one-year warranty, and we coordinate with your insurance when your policy applies. For leaks that start at the meter or run underground, our water line services take over from here.
